A kitchen renovation usually comes down to layout — relocating or removing walls, rerouting plumbing and gas, and upgrading electrical for islands and modern appliances. In Central Florida's slab-on-grade homes, those reroutes run through the slab, which drives scope and budget more than finishes do.
Groveland is one of Central Florida's fastest-growing cities, and its housing stock shows it: the U.S. Census ranks ZIP 34736 among the newest in the nation, dominated by 2000s-and-newer single-family homes in master-planned PUDs like Trilogy Orlando (a 55+ guard-gated community of roughly 1,500 homes), Waterside Pointe, the 333-acre Estates at Cherry Lake, Phillips Landing, and Eagle Pointe. A smaller historic core south of the old railroad — Groveland was incorporated in 1922, originally as Taylorville — holds the city's older 1990s-and-earlier homes.
For remodelers, that mix matters. Most homes are builder-grade Florida transitional construction on concrete slab, so bathroom and kitchen projects are usually finish, fixture, and layout upgrades where waterproofing, moisture-tolerant assemblies, and ventilation are the real engineering concerns given the year-round humidity. Permitting is refreshingly local: the City of Groveland runs its own Building Division and issues and inspects permits in-house through the eTRAKiT portal rather than deferring to Lake County, which tends to keep clean residential reviews moving. Because most growth-era homes carry an HOA and recorded deed restrictions, any exterior-facing change can need architectural-review approval alongside the city permit.
One code wrinkle worth knowing: under the newer ASCE 7-22 / Florida Building Code edition, the wind-borne-debris region now extends around large inland lakes — and with Groveland fronting the Clermont Chain, some near-lake homes may face impact-glazing requirements that didn't apply before.
Permit, HOA, flood-zone, and wind-code requirements vary by parcel and can change — we confirm the exact requirements for your Groveland address before any work begins.
