Most are concrete-block-and-stucco (CBS) homes on slab-on-grade foundations, in Florida/Mediterranean-influenced styles — hip roofs in shingle or concrete tile, with many single-story ranch and villa floor plans in the city's large active-adult communities like Kings Ridge, Summit Greens, and Legends, alongside newer master-planned areas such as Serenoa in far-south Clermont.

First, permitting is local: if your home is inside the city limits, the City of Clermont's own Building Services Division issues residential permits and runs inspections (online via its eTRAKiT portal); only unincorporated parcels go through Lake County.
