In Central Florida's slab-on-grade homes, those reroutes run through the slab, which drives scope and budget more than finishes do.

Eustis sits on the eastern shore of Lake Eustis in Lake County, about 35 miles northwest of Orlando, and forms one corner of the Golden Triangle with Tavares and Mount Dora. It runs its own Building Department under Development Services at 111 E. Orange Ave., so residential permits, plan review and inspections for property inside the city limits go through the City rather than Lake County, with applications accepted through the City's online portal. The catch worth knowing before you start: an Eustis mailing address is not the same as being in Eustis. The 32726 and 32736 ZIP codes cover large stretches of unincorporated Lake County — areas out toward Lake Seneca, Pine Lakes and Royal Trails among them — where the county building department is the permitting authority. The housing stock is genuinely mixed. The median year built is about 1986, which makes the workhorse Eustis house a 1970s-1990s concrete-block ranch on a slab. Close to downtown and the lakefront you get something different: roughly 5% of the stock predates 1940, wood-frame bungalow and Frame Vernacular homes often built over a crawl space, several of them near or inside the National Register historic district around Ferran Park. On the other end, about a quarter of homes went up after 2000 in newer subdivisions on the city's edges, including the large redevelopment of the former Pine Meadows golf course. Most of the city maps outside the FEMA special flood hazard area, but low-lying parcels along Lake Eustis, Crooked Lake and Lake Joanna can sit in an AE zone where elevation and substantial-improvement rules reshape a project's scope. Structurally, anything from the 1960s forward is slab-on-grade concrete block, so moving a drain means cutting concrete, while the older frame homes near downtown need their floor framing and sills checked before finishes go on.
