That split matters before any remodel: property inside town limits is permitted by the Town of Windermere (whose building department is run by a contracted provider, PDCS LLC), while Windermere-address homes in the county are permitted by Orange County. Architecturally the area runs from old-Florida cottages and 1980s–90s custom homes to sprawling Mediterranean and French Provincial estates and modern lakefront new construction. Under the current Florida Building Code, inland-lake parcels along the Butler Chain are generally not in that region — though that may change in a future code edition, so per-parcel verification is worth doing before scoping lakefront work.
